Crestwood Shops opened in 1921 as an early auto-age neighborhood retail format on the periphery of the Country Club District rather than a downtown department-store block.1 The center’s own history frames it as J.C. Nichols’s first neighborhood shopping center, developed by the J.C. Nichols Company as part of the Crestwood subdivision — pasture and woodland converted to planned suburb — with front-of-store parking that anticipated the automobile era and streetcar access that still served earlier shoppers.34 The first storefronts stood at the west end at 55th & Brookside Boulevard, and additional units filled in eastward along 55th toward Oak Street within a few years.3

Architect: Edward W. Tanner, the Nichols Company’s principal designer, drew the shops in a classical American colonial vocabulary — the same design office responsible for most of the Country Club Plaza buildings, Linda Hall Library, and roughly 2,000 houses in the surrounding district.34 Landscape work was handled by Hare & Hare, the Kansas City firm that also shaped much of the Nichols residential estate.4

Ownership history: the shops passed with the rest of the J.C. Nichols Company portfolio when shareholders merged with Highwoods Properties in 1998; local merchants then bought the center in early 2000, and the Crestwood Shops have since operated as a merchant-owned cooperative — a rare governance form for a historic KC commercial strip.4

The strip lines East 55th Street between Brookside Boulevard and Oak Street in Kansas City, MO, roughly a half-mile south-southeast of the Country Club Plaza and immediately adjacent to the Brookside commercial corridor. Addresses run in the 200–300 blocks of East 55th (e.g., Aixois at 251 E 55th St).5 The center anchors the northern edge of the residential Crestwood neighborhood.

Long-tenured merchants

Aixois, a French bistro opened by Emmanuel and Megan Langhalde in 2001 at 251 E 55th St, has anchored the eastern end of the district for more than two decades and expanded with a second location in Johnson County in the 2020s.67 The Crestwood Shops’ merchant-owned governance since 2000 has kept the tenant mix skewed to long-tenured independents rather than national chains.4

Current character

Merchant mix changes over time; the official site lists clothing, home goods, restaurants, wine, flowers, and related neighborhood retail.8 Programming includes seasonal First Thursdays (May–October) with music and refreshments.1
